On behalf of all our family, I want to take this opportunity to thank Igor for the amazing job he did of selling our family home in the Hollywood Riviera. Our parents were the original owners of this house, which had been in the family for sixty-three years, and the work involved in putting it on the market was extensive. Igor excelled at every step in this process.
With no family members still residing in the South Bay and with only two still in Southern California, Igor took charge of the process for us, arranging for the painting, minor repairs, and staging that were necessary to show off the house to its best. We have lived in three different cities over a lifetime, and each time we were lucky to find very professional agents to sell our home. But only Igor made us feel as though we were his only clients, and that our home was his top priority.
Was he readily available by phone from morning to early evening whenever we needed to speak to him? Absolutely. Not only was he quick to respond, but during the mad flurry of escrow questions and answers he made sure to send emails to both me and my wife, so that no detail would be missed.
Igor was amazingly generous with the time he dedicated to us. We called on him in two separate stages, first when we were not yet ready to sell but wanted detailed information about price and salability. He spent over an hour with us and returned a few days later with an architect to give us further advice.
The second time was a few years later. Selling a home in and of itself can be stressful. I found myself selling my home, relocating to another state, starting a new job, and entering a divorce all at once. If it were not for Igor Nastaskin, I truly believe the sale of my home would not have been possible, and it certainly would have been more stressful!
I consider myself fortunate to work with the best realtor I have ever encountered. Igor's unparalleled knowledge of the area, particularly the Riviera section of Torrance, and the market were key in a successful sale. His marketing approach made my home shine and desirable for potential buyers.

Recently, we decided to sell a house in the Hollywood Riviera area. We live out of
state, and we knew Igor Nastaskin both as a former family neighbor and for his
reputation and knowledge of area real estate. When we made the decision to sell the
house, we didn’t hesitate - we contacted Igor. Not surprisingly, Igor was quick to
respond to our inquiry. He explained the system he uses to establish the market value
of a home and the process of bringing it to market. We were impressed by the timely
manner and thoroughness of his approach. After his presentation and some other
consultation, we decided to list the house with Igor. We are very pleased with that
Before agreeing to list the property, we had separately engaged the services of an
independent property appraiser, and when Igor proposed a listing price it was within
$5,000 of the appraised value (on an approximately $900K property). Again, we were
favorably impressed. As soon as we agreed to work with him, Igor began pre-marketing
efforts and offered many constructive suggestions, which was especially helpful since
we weren’t in the area. He took care of arranging home and pest inspections, before
the house even went on the market - and at his expense - so that both we and potential
buyers would have realistic expectations during the marketing, negotiating, and
completion of the sale process.
We were pleased when very soon Igor presented us with an offer that we attribute
directly to his personal marketing efforts. The offer was very reasonable, and we
accepted it and the escrow process began. Throughout the remainder of the
sales/escrow process, Igor continued his strong efforts on our behalf, making for a
smooth and successful completion of the sale. During the entire process Igor worked
cooperatively with the buyers and their agent and with us, always making special efforts
to see that everyone’s needs and desires were fulfilled to the greatest extent feasible.
That we were in another state didn’t slow or impede the process - Igor communicated
as if we had been right down the street!
Looking back, we know that our decision to be represented by Igor was the right one.
We’ve bought and sold several properties over the years, in multiple states, and in no
case did we receive better service than that provided by Igor Nastaskin. We

We had the pleasure of having Igor Nastaskin represent us as home buyers in the summer of 2012. We were moving back to the Los Angeles area from several years out of state. Your ability to network with other agents found us the EXACT home we were hoping for, "off market", resulting in a private sale. And simultaneously, your expansive client base quickly revealed a buyer for our existing home, also resulting in a private sale! The fact that we were able to close escrow on both houses within just days of each other, without a "For Sale" sign ever needing to go up, is just remarkable.

To whom it may concern,
We began our house hunting in late 2011 but the internet searches on real estate websites don’t really compare to what Igor was able to do for us. Igor came highly recommended to us from a coworker and we couldn’t have been more fortunate. To put things in perspective, our first experience with a realtor many years ago was what I now consider the bare minimum. The bare minimum includes helping coordinate seeing homes you like and help with the paperwork involved. Igor is your personal assistant in the home finding and purchasing process. He is very prompt, responsive, and is on top of all the players involved to make sure things get done. He doesn’t play any games, has high integrity, and is very motivated to make sure you are comfortable with the process. So if you’re looking to play games…or have ulterior motives…I beg you to not waste his time.
He began by assessing our current living situation to get a feel for our style and what we were looking for. He not only arranged a variety of homes to look at but also took us around the neighboring areas we did not know about so that we would have a better understanding of the area. He even took us out to lunch. We emailed Igor quite often asking about various homes and he was able to tell us various pieces of information, like if the traffic was bad in that area. The home we ended up buying was actually a client of his and he let us see it before it went on the market. It was in a neighborhood we felt was a good match for us and we told him…”Keep an eye out for a home in the neighborhood.” Oddly enough the owners of the home had very similar tastes to us. I do not think this was a coincidence. Igor has a way of finding the right match.
In order to get our loan approved we needed to rent our home. Our thought was that we could probably do it ourselves, but Igor could do it faster and quite frankly, more competently. We were right. He helped stage our home, took beautiful photos, and gave us daily updates on what each possible tenant was like. We had multiple families interested in our home and found great tenants in less than a week.
Igor is also highly connected. The home inspector he used created the most detailed inspection report we had ever seen. He recommended a great gardener who we use now. Our washing machine broke the day before our move and he knew a repairman who was able to come out the next day (he also gave us a discount because Igor referred us).
Buying a home in 2012 is not easy. There are a lot of hurdles. The amount of activities that have to occur is incredible and Igor makes it all happen. I’m talking about scheduling the appraisal, making sure our broker had everything they needed, the home inspection, getting electrical and plumbing repair estimates, etc. We weren’t his only clients but we sure felt like we were his top priority. Even after we closed escrow, Igor still calls to make sure that everything is ok with the move and the new home. If you are looking for a home in the South Bay, call Igor.

Some Realtors qualify for many titles: mentor, PhD (professor of household development) and the answer man. Igor has earned all these titles and more!
Starting a year and a half ago, Igor began educating us on the realities of selling a home in this market. He provided ideas about remodeling and gave us leads to qualified workers for projects. He also suggested a home inspector to evaluate our property for needed corrections and introduced us to a house stager who would prepare the house to be viewed by potential buyers.
If we questioned the need to do something, Igor would soothingly say, “Look at this through the eyes of the buyers, not through the eyes of the long-time owners.”
Communication with Igor was superb; you were never left wondering about the next step or the resolution of a problem. His knowledge of the Hollywood Riviera is so complete that it gave us great confidence in his ability to sell our house -- which we did in three and one half weeks.

We have just recently closed escrow on a property we owned in the Hollywood Riviera. Our real estate agent was Igor Nastaskin, whom we had never met. We had read many of his newsletters and finally decided to contact him about selling our property. We live a thousand miles away so all of our contact with Igor was going to be by phone, e-mail or fax. He promptly made arrangements to inspect the property and to give us an approximate selling price. He also included an estimate of the repairs needed to satisfy a lending agency. We were surprised to see the estimated cost of the repairs, but figured that it was needed if we wanted to sell the place. Igor contacted a contractor he works with to begin the work on some changes that would be an improvement. The contractor purchased some materials and had them on the site. He was ready to begin work when Igor called us and said he had an interested buyer. The buyer was willing to buy the place as is, and quoted us a price. When we figured in the cost of the repairs and all the headaches that go with them, we decided to accept the offer.
Our tenants had moved out, so the place was going to be empty until escrow closed in January of 2010. Igor called us and said he had some clients who would be interested in renting the place for four months. We were amazed to get renters who would be willing to stay for such a short time. It was exactly what they needed and it helped us with expenses we had not anticipated.
It was an incredible experience to find out how much paper work it takes to sell a property in California, but again, Igor made it easy. He called and suggested that he would go over the papers with me to make sure we signed and intitialed them properly. That sounded good to me, and I was happy to have the help and guidance to sign a few papers. It turned out the few papers were a little over 100 pages and it took Igor and me two and one half hours, on his phone, to complete the task.
Igor contacted craftsmen to do different jobs on the place as needed. There was a plumber, a yard maintenance man and a handyman. They would call to do the work and Igor would meet them at the house to let him in and then make sure the place was locked after they left. He had done so much to take care of our place that I felt he deserved some compensation. He said, “Oh no Ed, that is all taken care of with the commission I’ll receive when the place closes escrow.” I know that is unusual, but that is the way Igor conducts his business.
When Igor says he will return your call, he means it and does it. He was at a seminar and was on a 15 minute break. During the break, he checked his phone for messages and saw that I had called. He called me back, answered my question and then apologized because he only had two more minutes of his break left and he needed to get back inside.
If those who read this are considering buying or selling a property, you can definitely look forward to working with Igor.

I am the trustee of a Family Trust and have spent the last two years working with accountants, attorneys, appraisers and agents. It has been a long and very stressful road. I had to sell my mother’s house as part of her estate this last August, and practically all the neighbors my husband and I spoke with advised us to speak with Igor, no matter who else we might be considering as a listing agent. It proved to be some of the very best advice we ever received on any subject. Not only is Igor extremely knowledgeable about real estate in general, his specialty is the Hollywood Riviera (as his business cards and flyers advertise), and we doubt if there is a single person working in the Riviera real estate arena whom he doesn’t know or at least know of.
In addition to his extensive knowledge, Igor is patient and courteous beyond measure. We never asked a question he made us feel stupid or embarrassed for asking, he never spoke negatively of anyone else, and always returned our calls in a timely fashion. He suggested everything from the listing price to how we should showcase the house to the target buyers, well, practically everything. After the house had been on the MLS for three weeks we received our first offer in late October, and a couple of days later a second offer. We followed Igor’s advice concerning negotiations with the potential buyers, and it seemed as if he was reading their minds. The individual who made the second offer accepted our counter offer (very close to the asking price), and less than 30 days later we closed escrow (at the buyer’s urging; escrow was originally set for 45 days). For anybody reading this letter in the future, be sure to recall that in the last portion of 2008 the real estate market was in the midst of an extreme economic downturn. It was not at all uncommon for houses to sit unsold for months on end, if they ever sold at all, and perhaps the first time ever more repossessed homes were selling than “normal” homes. For my mom’s house to sell at near asking price only three weeks after being on the MLS, well, if it wasn’t a miracle it was certainly working with the very best realtor in the area who was able to handle all the pressure and seemingly potential crisis with grace and aplomb so as to appear to be a miracle worker. If you want to work with a true professional and the very best in the business, work with Igor. Trust his experience and advice as we did, and with the slightest bit of luck you will be as satisfied as we are.

You’re the man! I appreciate all of your assistance with the sale of my house. This was the first time that I have sold a piece of property and you and your team did a great job in making this a very effortless and profitable experience.
At our first meeting, you did an outstanding job in evaluating and explaining the process of selling a house. You told me what I needed to do to prepare the house so that it would be attractive for potential buyers. We finally decided to build a home which presented problems as the timing of selling our present home and being able to move into our new home. After interviewing several agents, we decided to go with you based on several factors with the primary ones being you closely listened to our particular situation and know the Riviera area very well. Listening to clients sounds easy but you would be surprised in the number of agents who attempt to persuade their terms to the client.
Both of us met you when you first started in real estate years ago and were impressed when you were canvassing the area introducing yourself to the neighborhood. We liked the fact that you never once pressured us to make a decision on the spot but allowed us to make the decision based on a schedule we were comfortable with.
No job was too big or too small and you always voluntarily offered your services whether it was helping move furniture into our garage, offering your garage as a temporary storage, meeting the termite fumigation company when we were out of town, suggestion contractors or whatever was needed to get the job done in a professional and timely manner.

After living in North Redondo for the last 18 years, my wife and I decided to move to a quiet neighborhood. We started our search throughout the South Bay and we discovered the Hollywood Riviera. We immediately fell in love with the Riviera and knew this is where we wanted to live. We soon realized how difficult it would be to purchase a home in this area because when property is listed there are multiple offers and they fly off the shelf. We knew in order to get our dream house we needed a realtor that knew this area well.
We then started to interview realtors in the area. After a few weeks we narrowed the search and thought we found our realtor. Then, by chance, I ran into Igor at an open house. Throughout the process of selling our home, Igor and Britt, his assistant, worked with a team of professionals to get the job done. We discussed the pricing and timing of any work to be done and they took care of the details. They oversaw all of the home visits so that our time away from our workplaces was kept to a bare minimum.
When the time came to put our home on the market, Igor held a broker’s open house that was extremely well attended to expose the property to as many people as possible. Although we opted not to have a regular open house, we made the house available to any broker who wished to preview or show the home to their clients.
After one short weekend, we received multiple offers on the property including some above our asking price. Igor gave us sound advice on which offer to accept based on price and the motivation of the buyers. His skill was also invaluable in countering and clarifying the contingencies so that we could increase our chances of a successful close of escrow. Although Igor always left the final decisions to us, he was ready to advise and guide us throughout the process.
Igor is involved in the entire process, not just the sale of the home. Even after we had sold our home, he was willing to help us. We are not planning to purchase another home right away and were looking for a suitable rental in the area. Igor made helpful suggestions regarding the timing of finding somewhere, places to look for houses to rent and he also took time to show us some rental properties. We were not intending to take the option to rent back our home until Igor negotiated with the buyers’ agent to rent back at a price that was agreeable to all parties.

When my Uncle, who had a home in Torrance, passed away I was elected to administer the Estate. As I live in Arizona, this presented a few hurdles. I had to do everything long distance and had to rely on my team (Attorney, Realtor, etc.) to be my extended eyes, ears, etc. in California.
I called a friend of the family in CA who was our realtor when we lived there, but is now retired. She referred me to Igor. The biggest part of settling my Uncle’s estate was getting his home sold. This meant that my realtor had to be very reliable, knowledgeable, and trustworthy. Igor was all this and more.
As my Uncle left no will, this presented even further complications. Now, we all know how busy attorneys can get. Igor truly was a second source of information for me regarding probate home sales. Not only was he completely knowledgeable and able to educate me, he was able to guide my attorney through the process as well.
So, even before I was able to legally list the home, Igor was able to fill me in on the process and what we had to do.
Once we got past the court appointment, and were able to get the house listed, Igor got me a full price, “As Is” offer right away! He reviewed the offer and advised me on its upsides and downsides so I could make an informed decision.
The sale of the home was absolutely smooth and I know a lot of this was Igor’s doing. He was firm but friendly with the buyers to make sure they held to deadline and stuck to their agreements throughout the entire process.

It is with great pleasure that I write this letter of referral. Sandra and I believe that you are the greatest real estate agent on this planet!
I decided to invite you to interview for the job of selling our home for three reasons: 1) I had seen several strong referral letters in your monthly newsletter, 2) You had your name on the most signs in the neighborhood, and 3) I had remembered that you knocked on my door to introduce yourself about a year earlier. You presented yourself well and showed initiative.
Then there was the interview. You were well prepared with an impressive history of all your transactions going back several years, including referral letters and phone numbers. You had samples of your flyers and newspaper ads. You were clear on how you would market our home. Also, several of your recent sales resulted in multiple offers in a short period of time. And you were able to dispel several concerns that we had about the timing of selling our home while looking for a new home.
The contract was written with a contingency to protect us regarding the finding of a suitable replacement property. After signing the contract, an amazing amount of work was completed in the next 7 days. He handled three real estate transactions simultaneously this year for us; and how he juggled everything, still amazes us!

“Real estate agent” just doesn’t seem to be the right title for Igor! He is truly a professional in the real estate field! Igor has so much more to offer his clients than just selling real estate. Maybe ‘Realtor of All Trades” best describes Igor! He has such an outstanding background both personally and professionally that is just beyond belief!
In the middle of these transactions, we had a 7-day cruise to the Caribbean planned; however, we had to cancel. We had the special insurance if something should happen to us medically, etc., but buying and selling real estate did not fall into any of the categories to get a refund. We decided to give our trip away. After discussing this, we decided on donating it to a Cystic Fibrosis recipient. Igor was like “Woody Woodpecker”! Getting the cruise ship to accept this offer was another story; but Igor made it happen! Through one of his realtors, he found a young man of 18 who was just getting ready to graduate from high school; he and his mother went on this cruise and with the help of Igor and his associate arranging for and paying for the air fare and hotel; this young man had the time of his life. As a matter of fact, it was a wonderful experience for all of us involved.

Igor Nastaskin helped my husband and me to buy the house of our dreams. I contacted Igor on a Monday because we had just looked at an open house the day before and we really wanted that house. We thought our house would be difficult to sell because we had listed it once before, in similar market conditions, but it had not sold. This is a letter of recommendation for Igor Nastaskin who was my agent when I sold my condominium in Redondo Beach. Before putting my place on the market, I interviewed several agents and was very impressed by Igor’s professionalism; he provided well-documented and realistic comps and a detailed assessment of the costs as well as of the profits I could obtain from the sale. Even before I selected him, he came up with a flier that showed the place in a very attractive way.
Once my place was on the market, Igor’s assistance was impeccable. Before the opening of escrow, communication with Igor was regular and he presented the several offers I received in a very objective manner, leaving the final decision to my own criteria. After we opened escrow, at the inspection, my place showed some technical problems that gave the buyers cold feet, and they decided to cancel escrow. At that moment was when Igor’s advice and help proved invaluable: he put me in touch with professionals who inspected the place and who where able to perform the further inspections and repairs that were necessary.
While the repairs were performed, Igor showed his professionalism by preparing a detailed disclosure folder that he showed to all the buyers making an offer.
